Buying New Construction in Jacksonville? Read This First.
New construction is an exciting option for home buyers in Jacksonville and throughout Northeast Florida. From choosing finishes and floor plans to enjoying newer systems and modern features, there is plenty to love about buying a brand-new home.
But before you walk into a model home or visit a builder's sales center, there are a few things you should know.
One of the most important? The builder's sales representative works for the builder.
Having your own real estate agent involved from the beginning can help you understand your options, ask the right questions and make informed decisions throughout the new construction process.
1. Talk to a Real Estate Agent Before Visiting the Builder
If you're considering new construction in Jacksonville, connecting with your own real estate agent before visiting communities is a smart first step.
The sales representatives you meet at a new construction community are there to represent the builder and sell the builder's homes. Your real estate agent represents your interests in the transaction, subject to the terms of your representation agreement.
Your agent can help you compare communities, builders, available homes, contracts, incentives and other factors before you make a decision.
It is also important to involve your agent from the beginning. Builder policies regarding agent registration and representation can vary, so don't assume you can simply add an agent later.
2. The Model Home Isn't Necessarily the Base Home
Model homes are designed to make an impression.
That beautiful kitchen, oversized shower, upgraded flooring, extended patio or custom-looking feature may not be included in the home's advertised base price.
When touring new construction, ask:
What features are standard?
What features in this model are upgrades?
How much would this home cost as shown?
Are structural options still available?
Are there additional lot or homesite premiums?
Understanding the difference between standard features and upgrades can help you compare homes more accurately.
3. Builder Incentives Deserve a Closer Look
Builders may offer incentives such as closing cost assistance, interest rate promotions, design center credits or other financial benefits.
These incentives can be valuable, but the details matter.
Some offers may require buyers to use a builder's preferred lender or title provider, and eligibility requirements can vary. Instead of looking only at the incentive amount, compare the overall financial picture.
Your real estate agent and lender can help you evaluate your options and determine what makes sense for your situation.
4. Not All New Construction Is the Same
"New construction" can describe several different buying experiences.
You may be purchasing:
A move-in-ready or quick move-in home: The builder has already selected many or all of the finishes, and the home may be completed or close to completion.
A home currently under construction: Some decisions may already have been made, while others could still be available depending on the construction stage.
A to-be-built home: You may have more opportunities to choose a floor plan, homesite, structural options and finishes.
Each option comes with different timelines, choices and considerations.
5. Location Still Matters
The house itself is only part of the decision.
Jacksonville is a large city, and new construction communities can vary significantly in location, commute, amenities, nearby development and access to the places that matter to you.
Before choosing a community, consider factors such as your commute, shopping, restaurants, recreation, major roadways and the overall location.
You may also want to research planned development around the community. What looks different today could change as Northeast Florida continues to grow.
6. Ask About HOA and CDD Fees
Many new construction communities in Jacksonville and Northeast Florida have homeowners association fees, and some may also have Community Development District fees.
These costs can affect your overall monthly housing expenses.
Before making a decision, ask what fees apply to the property, how they are assessed and what they cover.
Your lender can help you understand how applicable costs may factor into your estimated monthly payment.
7. A New Home Can Still Benefit From an Inspection
Brand-new does not automatically mean perfect.
New homes involve many trades, materials and stages of construction. An independent home inspection can provide another set of eyes on the property and may identify items you want to address with the builder.
Depending on the home and construction timeline, buyers may consider different types of inspections. Discuss your options with your real estate agent and a qualified home inspector.
8. Understand the Builder's Warranty
Many builders provide warranties for certain components of a new home, but coverage, exclusions and time periods vary.
Ask for the warranty information and take time to understand:
What is covered?
How long does coverage last?
What isn't covered?
How are warranty requests submitted?
Who handles warranty service after closing?
Keep copies of warranty documents and important builder information after you move in.
9. Think Beyond the Purchase Price
When comparing new construction homes, don't focus only on the advertised price.
Consider the bigger picture, including upgrades, lot premiums, HOA fees, applicable CDD fees, estimated taxes, insurance, financing costs and other expenses associated with the home.
Two homes with similar advertised prices can have very different total costs.
10. You Don't Have to Navigate New Construction Alone
Buying new construction can feel simpler because everything is new, but there are still plenty of decisions to make.
Which builder? Which community? Which floor plan? Which homesite? Which upgrades? Which incentives? Quick move-in or build from the ground up?
Having a local real estate professional on your side can help you navigate those decisions with greater context and confidence.
